News - Wakemans advises on £30m Congleton housing scheme

National property and construction consultancy Wakemans is advising Birmingham developer Richborough Estates on a £30m residential scheme in Congleton.
Richborough Estates specialises in identifying Brownfield development opportunities for residential and commercial use and has now secured planning to build 130 properties – a mix of two, two and a half and three-storey homes – on the former Bath Vale Works site in Bromley Road.
The 25-acre site incorporates industrial land, woodland and open countryside and has a Brownfield element of approximately eight acres.  It is close to Congleton town centre and was previously owned and occupied by automotive metal pressing company P and F Congleton, which went into receivership in 2004.
Wakemans has prepared and issued tender documentation for the demolition of dilapidated industrial units and ancillary offices and remediation works and is advising on any abnormal costs that may occur in association with the redevelopment of the site.  Wakemans will also be involved in the future sale of the site to a specialist residential developer.
Demolition of the 157,000 sq ft of derelict buildings followed by site remediation is expected to start within the next three months.
“Unfortunately, in view of the downturn in UK manufacturing and the poor quality of buildings at the site, the Bath Vale Works is no longer fit for employment use,” said Wakemans director Shaun Baugh. 
“Richborough Estates has consulted extensively with the local community and worked closely with planners to develop a residential scheme which will meet local needs and at the same time help regenerate this part of Congleton by bringing a key site back into use.”
