News - Wakemans progresses £6m new-build Travelodges


National property and construction consultancy Wakemans is preparing to commence construction of Travelodge’s new £2.3m hotel in Lowestoft, while it is nearing completion on the new £3.8m Travelodge just outside Bracknell.
Wakemans is acting as employer’s agent on the two-storey, 47-room Lowestoft Travelodge, which is to be built in Leisure Way, opposite a Tesco supermarket and public house, approximately one mile from the town centre. 
It is one of 14 sites, valued at a total of £46.7m, on which Travelodge has recently exchanged contracts.  Overall, the UK’s fastest hotel chain plans to invest £70m to develop its presence in East Anglia as part of its aggressive growth strategy.
“Travelodge is targeting thriving seaside towns like Lowestoft, which have strong visitor numbers, and this new hotel will complement its existing hotel in Acle, Norwich, which is set to be extended later this year,” says Wakemans associate director Nigel Himpson.
“Tesco had already cleared the site of great crested newts, which were relocated to a pond set aside on a different part of the site, so we are ready to commence construction.”
Contractor Barnes Construction will start on site in April and the hotel is scheduled for completion in October. 
Meanwhile, Wakemans will soon hand over the new £3.8m Travelodge at Binfield, near Bracknell.
The consultancy acted as tenant’s agent on the 92-room hotel, which also features a Bar Café restaurant and has been built by contractor George & Harding.
Existing offices were demolished to make way for the new four-storey hotel, which is located on London Road, one of the main arterial routes into Bracknell town centre.
The new Lowestoft and Bracknell Travelodges are among 44 hotels that the budget hotel chain plans to open in 2008.
