News - Wakemans Underway With Major Regeneration Project at Langford Mead, Taunton |

National property and construction consultancy Wakemans is now well underway with the delivery of the first building projects as part of St. Modwen’s £100 million mixed-use regeneration project at Langford Mead, Taunton.
The 65 acre mixed-use development, a joint venture between St. Modwen, the UK’s leading regeneration specialist and Axa Sun Life will comprise a 200,000 sq ft Business Park and 550 houses, 20% of which have been earmarked as affordable homes to boost the local residential market.
Wakemans, which is acting as employer’s agent, quantity surveyor and CDM co-ordinator on behalf of St. Modwen, has handed over a 11,000 sq ft storage facility for West Country Feeds on time and on budget and is half way through the construction of a £muliti-million Heritage Centre.
Swansea-based Dawnus Construction is building the new Somerset Heritage Centre, a purpose-built and highly environmentally controlled archive building for the storage of local records and parchments, due for completion at the end of January 2010. They were also the contractor on the £1m warehouse for West Country Feeds.

Ian Guy, senior development manager, St. Modwen says: This phase of works shows how there is still significant activity in the commercial property sector in the South West and highlights the investor appetite for good quality product let to strong covenants.
“Of the 200,000 sq ft Business Park at Langford Mead, we expect to have completed a total of 130,000 sq ft of new commercial space on site by January 2010. Not only does this underline that there is still interest in the marketplace but shows there are areas across the UK which continue to do well despite the current economic climate, particularly for well located, good quality product.”
Latest contracts to be let or awarded include the £600,000 Norton Fitzwarren relief road extension which was awarded to P M Harris, the first phase of this work is now complete.
A new contract for the infrastructure and landscaping works has been placed and Blakedown Landscapes Ltd. will be commencing the planting for the autumn season soon.
A further phase of demolition and remediation works will be the next to start on site and this contract will be awarded next month.
